The third phase is a monthly project management fee you agree to pay as long as we’re involved.  We answer questions, hold the GCs hand, clarify intent, problem solve unforeseen issues and give out hugs when you need them.  It’s intense, thankless, time consuming work- but it’s what makes the dreaded GC stories funny ones and not tragic ones.
